May 7, 2009: At our Yalecrest Community Council meeting last night, Rinaldo Hunt, the developer of Marketplace on 13th, gave us an update on his project. For those who are not familiar with the project, this is located on the old Chevron site on the north east corner of 1300 South and 1700 East.

dsc09168The project has created some controversy because of the size that was originally propose; 18,000 square feet. With the other community stores and restaurants, neighbors worried that the already congested parking situation would become worse. At the meeting last night, Rinaldo has scaled back the project by half. It will be just 9000 square feet. The mix will be a restaurant, 2 offices spaces on the small second level and one retail space on the east side. The restaurant will be from the owner of  “The Paris” on 15th and 15th. The concept has yet to be determined.

Construction will begin in about 2 weeks, with a 13 week build time. Sometime the first of September 2009, construction will be complete. There will be 17 parking stalls in the rear, and the city has allowed 8 street parking stalls with a 2 hour limit. This is a LEED certified building, with exterior stone from Brown’s Canyon. There will be exterior seating for the restaurant with sliding doors to create an open concept.

Most of the attendees were pleased with the changes to the building, with some neighbors still concerned about parking. Councilwomen Jill Love was exploring ways to remedy the parking problem on 17oo east, north of project.marketplace-on-13th
